As the first phase of a plan to revitalize a storied corridor in the heart of Chicago’s Bronzeville neighborhood, this residential over retail building now occupies a long-vacant plot of land adjacent to a Chicago Transit Authority elevated rail line, and across from the historic performance venue, The Forum. As a Transit Oriented Development, the project provides 99 units of market rate and affordable housing over ground floor commercial with a controlled access surface parking lot on a 25,000 sq.ft. site.  

As the Civil Engineering Firm of Record, Engage was charged with the design, calculations, and procuring formal City Approvals for the civil site aspects of the project, including stormwater, sewer, and water service connections to the City R.O.W. To comply with the City’s stringent Stormwater Management Ordinance, nearly 7,000 cu.ft. of stormwater is managed in an open-void stone bed beneath the permeable paver parking lot.
